(Fort Worth, Texas) Fort Worth’s vibrant enclave of homes, shops and restaurants west of 7th Street is fast becoming a cultural icon in the heart of the city. Hughes Development LP recently completed a refinancing deal allowing for the continued leasing of So7’s rental apartments and retail space. One of only a few high-end urban developments in Fort Worth, the 25 acre mixed- use community features condominium lofts, townhomes, a Marriott Residence Inn, rental apartments and 60,000 square feet for shops and restaurants. The development is located adjacent to the Trinity Park in the Museum District.

In a tight economy, the refinancing is considered a significant achievement. “The public is aware we’ve been through a national housing crisis and every development project has had challenges. We’ve been very fortunate because we’ve been able to ride through the process in this climate,” says Ken Hughes, President, of the Dallas-based Hughes Development LP. The good news, Hughes says, is more and more empty nesters and others wishing for a more simple but elegant lifestyle are recognizing the value of urban living and being within walking distance to the Cultural District and Trinity Park.

“People are excited about this community,” says Hughes. Construction on the So7 master plan development began more than nine years ago. Recently, Parkside at So7 apartments, the only for-rent luxury apartments in So7, began leasing for mid-February occupancy. Facing the park and downtown, these are without equal in the city. The Stayton Retirement Community is also under construction with an estimated completion date of 2011.

The So7 vision has become a reality. The Townhomes are 70 percent sold and ArtHouse Condominium sales are increasing weekly. “With 10 closed transactions in the last 5 months of 2009, it is clear that our sales are strong despite challenging times. It’s a real testament not only to the value and desirability of the homes, but also the hard work and dedication of Denise Elliott and Lauren Vaughn of the So7 sales team. They make the whole process quick and easy for homeowners and are a joy to work with,” says Edward C. Lange, Senior Vice President, Residential Corporate Counsel, Republic Title.Hughes says several well-known restaurants and retail establishments will be joining Chef Tim Love’s Love Shack including Jean Michel Sakouhi’s modern French American, So7 Bistro, Fort Worth Running Company and others. “Both retail and residential residents are enthusiastic about So7 and excited to be in the hippest, fastest growing area of Fort Worth.”

(Fort Worth, Texas) So7 Development, Fort Worth’s lively urban community of residential homes, luxury rental apartments, shops and restaurants located on vibrant 7th Street in the trendiest area of the Cultural District will celebrate its grand opening:

Thursday, April 22, 2010

6 PM-9: 30 PM

2421 W. 7th Street

Corner of West 7th Street and Museum Way

Texas Senator Wendy R. Davis will join other government officials and community leaders for the grand opening. Following the ribbon-cutting, Chef Tim Love’s Love Shack will provide concessions, a percentage of which will benefit the Halo Society.

“After chairing the City of Fort Worth’s economic development committee for many years and working to advance mixed-use projects like those we now see on West 7th Street, I am particularly proud to join the So7 team in celebrating their grand opening,” State Senator Wendy R. Davis said. “Their development includes a mixture of uses: residential, retail and commercial, in a manner that will contribute to the economic vibrancy of this community for many years. Indeed, I love the development so much; I was one of their first office tenants, locating my senate district office in one of their commercial spaces. I look forward to many years of success there, and thank Hughes Development for their confidence in and commitment to Fort Worth.”

One of only a few high-end urban developments in Fort Worth, the 25 acre mixed-use community features condominium lofts, townhomes, a Marriott Residence Inn, luxury rental apartments and 60,000 square feet for shops and restaurants. The development is located adjacent to the Trinity Park in the Cultural District.

“So7 is the embodiment of elegant urban living and represents a culmination of a conceptual vision for the redevelopment of a historic industrial waterfront property into a new, urban mixed-use neighborhood for downtown Fort Worth, which is regularly voted one of the most livable cities in the nation,” says Ken Hughes, President, Dallas-based Hughes Development LP. “

Jorg Mast, a Principal at Hughes Development, says construction on the So7 master plan began more than nine-years ago. “We’re very pleased to celebrate our grand opening. So7 is an exciting community to be a part of. Our vision has become a reality”, says Mast.

So7 Townhomes are 70 percent sold and ArtHouse Condominium Loft sales are brisk. Mast notes that sales are strong because many empty-nesters and those wanting to downsize are embracing urban living. Residents are within walking distance of museums, restaurants, nightlife and retail establishments.
